Include closing costs and distinguish costs paid upfront from costs financed into the loan. Dividing upfront costs by monthly payment savings gives a simple break-even estimate when the savings are positive.
Restarting a longer loan term can reduce a payment while increasing total interest. Break-even alone does not account for differences in equity, future refinancing, taxes, or investment returns. Compare the broader picture and the time you expect to keep the loan.
