Do I need to know which loan I want before we talk?
No. Start with your goals, budget, and questions. David can explain which options are worth exploring and what information a lender will need to evaluate them.
Does a preapproval guarantee my loan will close?
No. A preapproval is subject to conditions and further review. The lender still needs to verify information, review the property and transaction, and complete its underwriting and closing requirements.
Does the mortgage calculator include every cost?
It includes only the assumptions you enter. Taxes, homeowners insurance, mortgage insurance, association dues, and other costs can vary. Upfront costs and financed program fees may require a separate review.
Why is the rate field blank?
There is no advertised or preset mortgage rate on this site. You can enter your own hypothetical assumption to explore an estimate. For actual available terms, speak with David and review written loan disclosures.
Is a lower monthly payment always a better refinance?
No. A longer term can reduce the payment while increasing interest paid over time. Closing costs, the remaining loan balance, and how long you plan to keep the mortgage also matter.
Can I borrow all of my home equity?
Not necessarily. Available borrowing depends on valuation, existing liens, lender and program limits, and a review of your ability to repay. Equity alone is not a loan approval.
How do I start or return to an application?
Use Apply online to open David’s secure application. Use Borrower sign in if you have already started. Financial documents should be sent through the secure portal rather than ordinary email.
