Build a plan before you begin shopping.
Choose a housing budget that leaves room for your other priorities. Account for taxes, insurance, utilities, maintenance, and any association fees, not just the loan payment.
Your down payment is one part of the cash you may need. Closing costs, prepaid expenses, moving, and reserves also matter. Keep some flexibility for surprises.
Review your income, savings, debts, and credit. Gather current documents and discuss your options before committing to a purchase. A preapproval still has conditions and does not replace final lender review.
