The 10-Year Treasury yield is the most important benchmark for mortgage rates. When Treasury yields rise, mortgage rates typically follow within days. This relationship exists because mortgage lenders price their loans relative to the "risk-free" rate offered by U.S. government bonds.
Think of it this way: Why would investors buy mortgage-backed securities (which carry some risk of default) when they can get nearly the same yield from risk-free Treasury bonds? Mortgage rates must offer a "spread" above Treasuries to compensate for that additional risk.
